BOILER REPLACEMENT CASE STUDY- Bill LeMasters 3/9/07

 In May 2006 Albritton Properties changed out three boiler systems i.e. boiler, circulator pumps, vent stacks and storage tanks.

 Overall we saved 50% in real dollars 2005 vs. 2006 for the periods (8 months) in which the new boilers were placed in service. And the savings continue.

 During the period reviewed in this study natural gas prices did decrease some but we feel were more than offset by occupancy gains (hot water users). In other words gas usage on an occupied unit bases was also down at least 50%.

 An added plus is new boilers dramatically reduce toxic emissions because they burn a higher percentage of the natural gas thereby converting it to heat rather than a toxic by-product.

 We installed Teledyne Low-nox high efficiency boilers with new storage tanks with all equipment properly sized if not oversized for the application.

We feel our payback savings will pay for the cost of the replacements in well under two years. We have shared this information because it is our sincere hope that it will encourage commercial property operators to make the investment in reducing natural gas consumption and polluting emissions so that we can ebb the rise in energy costs and live in a cleaner environment.
